Bay Lake or AKL?

The sales guy at DVC says you should buy Bay Lake now because it's a smaller property and it will be harder to get in and the fees are lower because it occupies a smaller area. Is that the real reason they're pushing that or do they have an ulterior motive?

I think that makes sense. People have been clamoring for a monorail DVC for such a long time, I think it'll be in high demand. Having it as your home resort with the longer booking window will be critical to getting it reserved during busy times.

BLT is definately a smaller property. BLT has 295 units vs. 458 at AKL, however only 324 of the AKL units are at the new Kidani Village.

So there are less properties for sale there, but it also costs a lot more per point to buy in.

AKL has the most expensive maintainence fees, but when you compare that to the price of BLT points, it is cheaper.

The current price at AKL is $105.75 per point (pp) and at BLT is is $107 pp. When we bought, the difference was almost $10 pp. But I did notice that you can now buy a minimum of 100 points at AKL vs. a minimum of 160 at BLT. When we bought it was 160 minimum at both.

Maintenance fees are $3.67 pp at BLT vs. $4.73 pp at AKL.

So if one were to buy right now, it would be pretty much even....

They bring down the minimum as they get closer to selling out?

Not sure the reasoning for it, but that is a possibility. I suppose it could be in response to the poor economy, but it doesn't seem that DVC has taken a hit yet...especially since they are building four new resorts right now. But you never know!

SpaceAce, It shouldn't be too much longer before they start Hawai'i sales, the last DVC magazine was a giant advertisement for the resort...think the Polynesion x 1,000...beautiful! What a great resort to buy into!
