I Did It!

So CJ and I had planned on buying at BLT this September, as that is when we knew we would have the money for the down payment, which at this time is 10% of the total cost. I figured I'd just call Kim (my Guide) sometime in September to make the purchase but CJ told me I should call her asap to see what kinds of deals are running.

Well, there are AWESOME incentives right now that we just could NOT pass up! We want Bay Lake Tower to be our 'home' resort and currently it goes for $112 per point. We want 320 points. That's $35,840 - plus closing costs. eek

Here are the incentives for buying at Bay Lake Tower:
$5 per point off the base price of $112 on 160 points or more. Save an
additional $6 per point on 160-199 points and $8 per point on 200+
points; with a referral from an existing DVC member. That comes to $99
per point on 320 points!

This deal saves me $4,160 - how sweet is that?! Kim tells me that this incentive actually ends on Saturday, the 29th - so of course I freak out! I ask her how can I get these incentives if I can't 'officially' buy until around September 20th?

Turns out, there is a way! All I needed to do was put down some money ($500) to open a contract. This means that I have begun the process before the incentives end and therefore I get this deal! Not only that, but IF something better comes
along in September, I have the option of taking that instead! I have 30 days to pay the remaining balance for my down payment. Perfect!

I just needed to get a referral - someone who is a DVC owner and lives in a preferred state, to get the additional $8 per point off. My good friend, Lori, just bought in July so she agreed to be my referral! clapping

So it's almost official! laugh

Congratulations and Welcome Home!!

You are going to love being a DVC owner. My wife and I still pinch ourselves almost daily. We're still in disbelief that we're members, and think it's one of the greatest things we've ever done.

If your guide Kim is the Kim I think it is, she's a good friend of mine and will take great care of you. That new Doorway to Dreams location at the Roosevelt Field Mall on Long Island is going to be very sucessful.

I AM in disbelief! I was soo nervous with excitement last night laugh
The cool thing is that I get 320 in September and then my use year is Feb - so I get 320 then and since we're going in May, I will have 640 points! yay

Wow! UL I'm so excited for you! No more worrying about where to stay next year, that's for sure! 640 points is going to get you a nice big villa, I imagine.

YES!! Check out this deal I got:

TOTAL COST TO LOCK IN DEAL
$500 DEPOSIT
$331.95 CLOSING COSTS (didn't want to finance this)
$831.95 TOTAL

TOTAL COST OF THE MEMBERSHIP
The Price Per Point = $112 Per Point
$112/pt x 320 points = $35,840

DOWN PAYMENT = 10% OF PURCHASE PRICE, BEFORE INCENTIVES ARE FACTORED IN
Down Payment received 8/26/09 = $500
Down Payment balance = $3084 to be paid in 30 days

INCENTIVES
$5 baseline credit per point = $1600
$8 referral credit per point = $2560
TOTAL CREDIT = $4160
This goes towards Principal and brings my loan amount down
$35,840 purchase price - $3584 total down payment = $32256 loan balance - $4160 credits = $28096 TOTAL AMOUNT OF LOAN

Now, as you can see, we did finance the amount for 10 years BUT this was done as a security measure, so to speak. Do we have the $ in our savings? Yes. Do we think it is smart to just pay up front? No - we keep our savings and pay the loan - our plan is to have it paid off in about 2 years - not 10. This way we keep our savings and if something horrible should happen, our loan amount every month is low thus being affordable and we still have our savings!

Yes and from what I hear, some LVs have excellent views of the MK anyway!

Already booked! April 30th (Friday) - May 8th (Saturday) 2 bedroom villa with a MK view! I got my 2009 point (320) and my use year is February, so I get 320 then - we have 640 points for next year, which is why I 'splurged' laugh
