As Downtown Disney continues to be transformed into Disney Springs, the next phase of the project is the Town Center. This new district is currently under construction in an area that was used for guest parking and will be home to many nationally-recognized retail shops, including large-scale retail stores.
By contrast, The Landing is home to smaller boutique type stores including Art of Shaving, Havaianas, and Chapel Hats, in addition to new dining spots including THE BOATHOUSE.
Disney has not yet identified any of the retailers for the Town Center.
While Disney Springs will feature an early 20th century, small-town Florida vibe overall, the Town Center will have a specific 1920s vibe complete with Spanish tile roofs, tree lined streets, and shell stone paving.
The Town Center area will be located from the World of Disney store to Planet Hollywood. That restaurant is undergoing a makeover too and the building will look like an observatory when all is said and done.
Disney Springs is expected to be completed by 2016.

I liked Downtown Disney as it is, so why change? It is becoming too commercial with retail stores. Not happy.
